OVERVIEW
“Happy As A Clam” is the latest in a long line of successful design/build custom homes delivered by RBC Homes in the Sandbridge Community of Virginia Beach, Virginia. The challenge with this home was to design and build a home to serve the dual intended purposes of our client. The client’s desire was to have the home built to serve initially as an investment property to be rented on a short-term basis to vacationers, with the express intent upon retirement to use the home as a permanent residence.
Understanding the client’s objective, as well as the unique differences between investing in a short-term rental beach home and a permanent residence; we set about the task with client participation, of designing a home which would initially serve the wants and needs of renters but that would later serve as the client’s permanent home. Respecting code requirements, including setbacks and height restrictions, we were able to design a home which more than adequately serves the needs of short-term beach renters and the needs and wants of our client in approaching retirement years.
Consider for a moment, what needs and wants you might want in your permanent beach residence, and what needs you would want as a short-term renter of a home at the beach. There most definitely are pronounced differences. To start, in a permanent residence you would want a garage or two; a primary suite with a large walk-in closet; likely, neither of these items would be of importance to the short-term beach vacationer.
To maximize rental income, we were able to design the home with eight nicely sized bedrooms, each with its own well-appointed full bathroom. Additionally, and to minimize the cost of maintenance, the home was designed with a maintenance free exterior which includes beds of plantings accented by no maintenance river rock versus typical mulching of planted beds, and the use of synthetic turf versus grass which would require the installation and frequent use of an irrigation system.
To minimize utility costs and avert exposure of heating & cooling components to the harsh environmental elements present in coastal living conditions, our client opted to install a fully enclosed geothermal heating and cooling system with all components located inside of the home or underground (wells) and protected from the debilitating effects of wind driven sand and salt air.
Thinking ahead to retirement and full-time occupancy by the owner, the home is outfitted with a 2-car garage, and a primary suite featuring a full bath with over-sized shower, relaxing soaking tub, and large walk-in closet.
This valued client is, as they aptly named their home, “happy as a clam”.
